In 1979, beautiful Maxine Minx (Mia Goth) is an adult film actress with the goal of going to Hollywood and becoming a Hollywood film actress. Maxine heads to a Texas farmhouse with her boyfriend, Wayne Gilroy (Martin Henderson), and their friends Lorraine Day (Jenna Ortega), Bobby-Lynne Parker (Brittany Snow), Jackson Hole (Scott Mescudi), and RJ Nichols (Owen Campbell) to rent the guesthouse and make an adult film, which they hope will launch their Hollywood careers.The farmhouse is owned by the elderly, reclusive couple Pearl Douglas (Mia Goth) and her husband Howard (Stephen Ure). Unknown to Maxine and her friends, Pearl and Howard are serial killers. While Wayne and the others start filming inside the guesthouse, Maxine walks through the forest and discovers a lake. Maxine takes a relaxing swim, unaware that Pearl is briefly watching her from behind a tree and that an alligator is watching from the other side of the lake. As Maxine swims back to the dock, the alligator follows her. Maxine climbs onto the dock just before the alligator can reach her.On her way back to the guesthouse, Maxine meets Pearl, who invites her into the main house for a glass of lemonade. Pearl develops an eerie fixation with Maxine because Maxine looks exactly the way Pearl did when she was younger. Pearl envies Maxine's beauty. When Howard arrives in his truck, Maxine quickly flees back to the guesthouse, where she and her friends resume making the adult film. Pearl secretly watches Maxine and Jackson making love in one scene.Pearl returns to Howard and begs him to make love to her, but he refuses, fearing it might cause him to have a heart attack. After Pearl tells Howard about their young guests making the adult film, the two set out to murder the group one by one, as they have done to other guests before. Pearl stabs RJ with a knife, and Wayne is killed with a pitchfork. Howard locks Lorraine in the cellar and shoots Jackson with a shotgun.Later, Pearl sneaks into the guesthouse and climbs into bed with the sleeping Maxine, caressing and molesting her. Maxine wakes up screaming, causing Pearl to flee to the dock. Bobby-Lynne, seeing Pearl at the dock, tries to help her, but Pearl slaps and insults her. When Bobby-Lynne insults Pearl back, an enraged Pearl pushes her into the lake, where the alligator devours her.In the guesthouse, Pearl and Howard finally make love while Maxine runs to the van, only to find RJ's dead body and that Pearl has slashed the tires. Maxine grabs Wayne's gun from the glove compartment and heads to the main house. There, she frees Lorraine from the cellar, but Lorraine foolishly runs out the front door, where Howard shoots her in the face. As Howard and Pearl drag Lorraine’s body back inside, Lorraine lets out a death rattle, startling Howard and causing him to suffer a fatal heart attack.Maxine retrieves the keys to Howard's truck, but Pearl insults her, saying Maxine will fail and end up just like her. Maxine retorts that she is nothing like Pearl and declares, as her televangelist father Ernest Miller (Simon Prast) taught her, that she will not accept a life she doesn’t deserve. Maxine tries to shoot Pearl, but the gun is empty. Pearl takes Howard's shotgun and fires at Maxine but misses. The recoil sends Pearl flying backward onto the front porch, where she breaks her hip.Even as she lies injured, Pearl continues to insult Maxine. In response, Maxine backs Howard’s truck over Pearl's head, crushing her skull. Maxine drives off in the truck, presumably escaping to California.The next morning, the investigating cops arrive at the farmhouse. Sheriff Deritter (James Gaylyn) is handed the adult film videotape made by Maxine and her friends.
