Answer: Because while they were sleeping the bowgart stole it.

How? They only arrived at the house for a few hours before the dumbwaiter discovery?

Chosen answer: If I remember correctly, it's because the book contains information on how to destroy them. Had the book fallen into Mulgarath's hands, he would have been able to eliminate them and rule over the rest of the faeries.

Continuity mistake: In the scene where Hogsquel gives Jared "the sight", after he spits in his eyes Jared is holding the seeing stone, but in the next shot when he is wiping the spit from his eyes the stone is gone.
